The inspection was far below standards. Ben "inspected" my roof while standing on the ground - and this was a second story roof with low slope, meaning that it was impossible to see much, and the contribution to my inspection report was a blurry photo taken with his phone. He was off on his estimation of the age of a roof by almost 15 years, which I learned later through an investigation by my home insurer. He did not actually do the add-on sewer scope of my sewer pipe - something I requested because a tree had been planted about 5 feet from the 65-year old cast iron pipe, and I was worried about protruding roots. He still charged me full price for the scope he didn't do - even though he acknowledged that his video equipment was broken and he couldn't have taken the video promised in the scope contract anyway, and that he knew that beforehand. Instead, bizarrely, he scoped the easier-to-access, new PVC mainline managed by the city that runs underneath the street in our neighborhood. When I pointed out that I needed to know the condition of my own pipe, he told me that "it connected" to my sewer line. Apparently scoping a pipe that connects to your sewer line is enough, irrespective of the fact that it's a different year, different material, and not the pipe that's actually in my basement. He also missed extensive evidence of a chimney fire, the lowest quote I've received to repair is $8,000, and the fact that moss is growing inside the chimney from leaks due to missing mortar. When I asked him to inspect a large hole in the second story siding to see what was underneath (to find out if the house wrap had been compromised), he looked up at it - again, standing on the ground - and told me "whatever" was under there, "it's gray." That was it. Turns out there was a hole in the house wrap that had caused a leak inside the wall, which I learned after pulling up the carpet inside. I had suspected as much because the room where the leak was was the only room in the house that had been recently painted, and that seemed suspicious. That's why I asked him to inspect it in the first place. I always try to work things out with small businesses before resorting to Internet reviews. I emailed Ben 3 times. He ignored my first email, where I pointed out that something major (requiring review from a structural engineer) was missing from the actual written report he completed. After that, I requested a refund, and his reply to both emails was just a link to fill out an excessively long form so he could decide "if my complaints merited investigation." I reported all this to my buyer's agent, who recommended him to me and set up the inspection, and plan to send a much more in-depth explanation of the problems with his inspection to ASHI. Google has character limits so I cannot include the entire thing here; this is just a summary of the exceedingly underwhelming and inadequate home inspection service. I wish I'd had the 5-star experience that other people did, but unfortunately that was not the case. I do not, in any way, recommend Old Towne Inspection to other homeowners.
